Planning Board
The Planning Board consists of volunteer residents appointed by the Mayor who are responsible for preparing and enforcing the Borough Master Plan in compliance with provisions of the New Jersey Municipal Land Use Law (MLUL). Following adoption of the Master Plan and Land-use Ordinance by the Borough Council, the Planning Board hears and determines all variances to those ordinances submitted by an applicant.

The Planning Board generally reviews the following types of applications:

  • Variance - permission to receive an exception to one or more provisions of the development regulations.
  • Site Plans - development plan showing existing and proposed conditions of a property
  • Subdivisions - division of property into two or more lots

Zoning Board of Adjustment
The Zoning Board reviews applications that propose to utilize property in a manner not consistent with municipal zoning laws. It is the Board's chief goal to preserve the safety and welfare of the community with the objective of conserving the value of property and encouraging the most appropriate use of land throughout the Borough. They preview applications for variances that are non-permitted uses, and the Zoning Board is empowered to grant exceptions to the zoning ordinances in cases where the literal and rigid interpretation and enforcement of the zoning laws would cause hardship or injustice. These "non-permitted" uses are based upon the zoning ordinances established by the Borough.
